Spot On Inspection, PLLC, offers professional residential and commercial property inspection services to the Houston area and most surrounding counties. Our detail-oriented inspection services are performed with the customer in mind, providing you with a thorough assessment of any property so that you can achieve a successful and more confident real estate transaction. Buyer’s Inspection

Our residential property inspection is a comprehensive evaluation of your prospective home. It’s our goal to inform you about the home’s condition so that you’re prepared to negotiate a transaction more effectively and without fear of making a bad investment. As with all of our inspections, we invite our customers to attend so that you can see exactly what we see while asking any questions that you may have. We typically provide an inspection report the same day as the home inspection, and we’re happy to take any additional questions that you may have afterward. You can reach us over the phone between 8am and 8pm, 7 days a week.

THERMAL IMAGING

A full thermal scan of the property is included at no extra cost to pinpoint some of the more elusive issues that can impact a home’s condition. A free moisture meter reading is also included as necessary to narrow down the sources of potential leaks or moisture penetration inside the home.

Commercial Property Inspection Services

Whether you’re thinking about buying a small retail space or investing in a large-scale industrial complex, we’re able to provide a comprehensive inspection of any commercial property. We’ll thoroughly look over the structure of the building(s) and any installed mechanical systems so that we can provide you with a full report of the property’s strengths, areas that need improvement, and any potential defects that we encounter.

Pre-Listing Inspection

Home inspection services are equally valuable to people selling a home as it is to people planning to buy one. Before you make your listing, we’ll perform a full evaluation of the home, checking for any defective areas that you should know about. New Construction Inspection

This inspection is for homes that are nearing the end of the construction phase. Before the builder’s final walkthrough, we’ll conduct a thorough evaluation of the property’s completed and readily accessible features. If any defects are discovered, the owner of the property will be able to take up the issue with the builders while the window is still open for repairs or improvements to occur.

New Construction Phase Inspections

For this inspection, we’ll arrive to a construction site at three critical phases to evaluate current progress and to ensure that safe construction practices continue to be adhered to so that the buyer is protected. A thermal scan is included with a Buyer’s Inspection, but it can also be scheduled as a standalone service for customers who don’t necessarily need a home fully inspected. We can use our infrared camera to evaluate any component within a home’s structure. This can be particularly helpful to determine if insulation is installed correctly or if there are other factors contributing to energy loss.

Sewer Lateral Video Inspections

Using a specialized camera, we’re able to investigate the internal condition of a property’s sewer system. Sewer repairs can be incredibly expensive, so before you buy a home, you’ll want us to make sure that the sewer system is undamaged and functioning properly.
